Size:

  • Freestanding/End-Cap Retail 2,800-3,200 square feet

Trade Area:

  • Shopping center
  • Lunchtime office trade
  • Office building in CBD's
  • "Upbeat" neighborhoods

Building:

  • High ceilings
  • Preferred layout 43’ X 70’
  • Newer building preferred
  • Buildings with character

Parking:

  • Sufficient on-site parking

Demographics Guidelines:

  • Target market - 18-50 age group
  • Median income - middle to upper
  • Occupations – blue and white collar professionals
  • Commercial - 75%,  Residential - 25%
  • High Day-Time Population



TENANT REQUIREMENTS

Utilities:

  • 2"± water line
  • 4" sewer line
  • 400 amp electrical service
  • 2” gas service


HVAC:

  • Capacity: 1 ton per 250 square feet
  • Minimum of Two (2) roof top units

Signage:
